Packed into this compact co-op unit in Boerum Hill are some features that might appeal, including in-unit laundry and a wood burning fireplace. The second-floor one-bedroom is one of eight units in the walk-up building at 262 Bergen Street.

Just outside the Boerum Hill Historic District, the four-story standalone brick building has a bracketed cornice and brownstone details. It appears in its circa 1940 tax photo with a storefront on the ground level. Dating from the second half of the 19th century, the building could have been built as a storefront with apartments above.

Most of its neighbors near the corner of Nevins Street had storefronts as well, but the 1980s tax photos show many of them boarded up. A 1987 certificate of occupancy shows No. 262 converted with eight apartments and no ground floor commercial.

The apartment has been renovated to make the living room and bedroom appear a bit larger and lighter by opening up the wall between the two rooms. This gives the bedroom the benefit of a view of the modern fireplace. The smooth white fireplace wall is sans mantel, but there is a tile surround and, above, a shallow niche for artwork. Should an owner want a less open plan, the wall can be closed up and a door returned; the door frame is still in place.

Wood floors in the living room and bedroom extend into the windowed kitchen. There are black slab-front cabinets, including around the apartment-sized refrigerator. There isn’t a dishwasher.

There is laundry, though: Stacked washer and dryer units are tucked into a closet just outside the bathroom. They occupy one of the three closets in the apartment. Only a glimpse of the bathroom is shown, but it has white fixtures and a black hex-tile floor.

No buildings amenities are mentioned in the listing. Dogs are not allowed. Maintenance for this unit is $644 a month.

It last sold in 2011 for $258,000. Listed by Marta Maletz and Carl Gambino of Compass, the apartment is asking $599,000.
