This Boerum Hill loft for rent is in the former Ex-Lax factory and has a light and bright feel with high ceilings and white walls throughout. It also comes with parking. At 423 Atlantic Avenue, the building is part of a complex converted to co-ops in the late 1970s, luring buyers with large windows and open space.
Historic maps show the site started life as a bottling plant, and building records confirm that in 1890 Anheuser-Busch Brewing filed plans for a four-story stone and brick bottling plant from 435 to 443 Atlantic Avenue to be designed by C. Werner. The Romanesque Revival-style plant was in operation until 1919, when Anheuser-Busch sold the property to the Ex-Lax Manufacturing Company.
Before moving in, the Brooklyn Daily Eagle reported at the time, Ex-Lax made some changes. Building records show the firm altered the facade and installed elevators. The company continued to update and expand the complex in the 1920s and 1930s, including constructing a six-story addition at No. 423. The circa 1940 tax photo shows the intact complex with the legend “The Home of Ex-Lax The Chocolate Laxative” emblazoned along the row of buildings.
This unit has the living room and two bedrooms arranged along one exposure, taking advantage of five windows. The bathroom and kitchen are interior rooms. A lofted area could work as a small office or for storage, according to the listing.
Dark wood floors flow throughout most of the apartment, contrasting with all those white walls. In the living room is custom built-in storage with wall-hung white cabinets and open bookshelves above.
A wood peninsula separates the living room and kitchen. The latter has concrete floors, wood cabinets, and a dishwasher.
Both bedrooms, one small and one large, have pocket doors. Neither has a closet but there are two in the hall, including a large walk-in.
The bathroom has a touch of vintage style with a claw foot tub and hex tile floor.
The rent includes a dedicated parking space in an outside gated area. The building also has a laundry room, roof deck, and live-in super.
The no-fee rental is available beginning August 15, according to the listing. Board approval is required.
