Windsor Terrace Co-op With Arches, Checked Tile, Wood Floors Asks $500K
This one-bedroom in a 1940s red brick building could use a bit of TLC, but it has the gracious layout of the period and four closets.
With a little TLC — mainly a fresh coat of paint — the charming layout and original details of this Windsor Terrace one-bedroom could really shine. It offers big rooms, including a foyer, plus original tile and arched openings. It is on the third floor of 140 East 2nd Street, a 1940s red brick building near the Fort Hamilton entrance of historic Green-Wood cemetery.
Originally dubbed Hamilton House, the 114-unit building was designed by Martyn N. Weinstein with some Colonial Revival touches, including the main entrance’s columned portico and arched doorway. A brochure for the building boasted that the new building had “every feature for the home-maker’s comfort” including linoleum in the kitchen, cross ventilation, built-in clothes hampers, and more. The building was completed in 1941, and ads that year show rents ranging from $47.50 a month for 2.5 rooms to $72.50 a month for four rooms.
Original floor plans reveal not much has changed with the layout of this unit since construction. The listing does include two alternate floor plans that suggest carving up either the living room or the bedroom to turn the unit into a two-bedroom. As is, the rooms radiate off the foyer with the living room at one end of the unit and the bedroom at the other.
The foyer has a walk-in closet and a niche with a mirrored back and shelves. The wood floors stretch into the adjoining living room, which has two windows and room for lounging and dining.
There is also a dining nook in the kitchen, set off from the working side of the room with an arch that may have originally ended in pony walls. Possibly original cupboards can be glimpsed in the photos.
A new owner might consider restoring and moving the arch a few inches to make way for a dishwasher and vintage style fridge. The existing linoleum could be covered with fresh Marmoleum or cork or removed to display the wood floors.
In the bedroom are three windows on two exposures, along with two closets, and room for a king sized bed. The full bath has a bit of late Deco style with white and burgundy checked floor tile, and burgundy trim tile on the walls.
The sink has been replaced, but the tub, toilet, and medicine cabinet are of the period. The faceted shape of the tub and the entry foyer are late Deco hallmarks. The listing photo doesn’t show whether the built-in hamper is still in place. Closets number four, including one in the hall.
The building includes the expected amenities like laundry and a live-in super as well as a playroom, stroller parking, and music room. Maintenance for this unit is $768 a month.
