does anyone have experience condo-izing a 2 family house

Hello, My husband and I bought a 2 family house in Prospect Lefferts Garden with our friends which we would like to turn into two condos. We found a real estate lawyer who we like and have just started the process, but we still have a lot a of questions, like how do you get the loan, do both the units have to be valued as being of equal worth, and what is the timing of filing all the various forms? Are there any home owners who have done this and do you have an architect who you can recommend?

so by your email it seems you have done this before…. can you outline a cost, generally for working up plans and getting all of necessary permits and paperwork through the dob and ag’s offices? have you any information on banks that could provide a mortgage for a two family building? do you have a website of your work? and could you send a phone #?

your lawyer should advise you best-in this case you have to submit condo plans to the attorney general’s office-condo plans must be drafted by a licensed architect and co-ordinated between the lawyer and the architect-there is also a narrative that has to be written with full description, disclosures, approportioning of common elements etc…sometimes it’s the architect who does it, sometimes it is a separate person-I can help you out with some directions into the process-if you want you can write me at: licensedarch@gmail.com for more detailed info…and good luck 🙂
