Check on trim carpentry pricing

cate says it. usually when i try to quote something i work off the amount of time and then factor in the other things she mentions. overhead can add a lot. and all contractors should have insurance.

Hi!
I’m renovating a 1 floor house in queens that’s about 1200 square feet.

I’m doing a craftsman style with thick door and window mouldings, plus 8″ baseboards throughout, crown molding throughout, and perimeter picture rail in the living room. Red oak, will be stained, not painted.

There are 7 windows, 2 open walkways, and 7 doors.

Contractor is asking 10K for red oak and 15$/linear foot for cutting, staining, and installation.

Is this a reasonable price for the area and the size? Googling is showing it is high, but I need real data from similar projects.

Also, when estimating the cost from linear feet, I take it that if I want base board, crown moulding, and picture rail in one room, that I should count each of those as line items.

it will be very difficult for people here to answer the questions you have. even for me, who was once a restoration contractor (and high end wood worker), i cannot help you based on what you include here. the only real way to determine if you are being charged fairly is to get a second quote from another contractor who is in the same “class” of contractors. if you think you have a “good” contractor, do not call one who has no experience to give counter proposal (as it will be less but yes, it will show in the quality of the work). You can find someone who say works on the upper east side of manhattan or in Brooklyn Heights doing trim work and see where that gets you (they might tell you they do not work in queens; i hate to be offensive but i live in a small queens house as well and this is the reality we face). if you tell someone who does high end work that you are determined to do this right, you might get a visit. keep in mind, good people are always busy.

the prices contractors charge are often arbitrary and may be based on factors that a homeowner is unaware of. they may charge a little less if there is a driveway in front of the house they can back into with a can loaded with tools and materials. they may charge for on a job in manhattan where they will get 3 parking tickets over the course of the job.

I agree with what Steve says below. Another way to think about it is how long will the job take and what this works out to per week. Other considerations are how many people will be on the job and the overhead of the contractor (e.g. insurance, trucks, office, parking tickets, etc.).
