The price tag is on the higher end for a one-bedroom, but the photogenic unit does have some extra perks for the money, including a recent renovation, loft storage, and an enclosed terrace. The apartment is on the parlor level of an 1870s Italianate brownstone at 6 South Portland Avenue.

In the Fort Greene Historic District, the brownstone also boasts a location near the neighborhood’s eponymous park. The 24-foot-wide row house is one of a pair completed by the spring of 1872 by builder Lawrence Kane. In April of that year, records show, Kane sold No. 6 to its first owner. Now a six-unit co-op, the building had a facade restoration approved by LPC in 2018. Work included replicating some of the Italianate ornamentation, like the stoop’s cast iron newel posts.

This renovated unit has a few period details, like high ceilings, marble mantels, and an Italianate niche, now mixed with modern elements. The latter include a curved stair up to the lofted storage, an open plan living room and kitchen, recessed lighting, and in-unit laundry.

One of the marble mantels is in the living room along with the curved niche, which is set between French doors. Those lead out to the generously sized terrace, which, with its hinged windows to allow air in and its skylit ceiling, would make a great sleeping porch. Or, for modern living, a sunny spot for dining with plenty of room for plants.

A peninsula separates the kitchen from the living room. The compact space has white cabinets and white subway tile; appliances include a dishwasher and electric cooktop. There is a wall of exposed brick that extends above into the loft. The floor plan shows the latter is divided in two. The front area, which has a view into the living room, could be roomy enough for a small den, while the rear provides some storage space.

Another marble mantel is in the bedroom at the rear of the unit. The room is large enough for a king-sized bed and also has two closets. Laundry is tucked into a closet across from the bathroom.

There isn’t a tub in the bathroom, but there is a large walk-in shower. The renovation also included a console sink, white subway tiles on the walls, and penny tiles on the floor.

Maintenance for the unit is $1,025 per month. It last sold in 2019 for $1.18 million.

Marc Solomon of Compass has the current listing, and the unit is asking $1.4 million. What do you think?

  1. I think it’s a beautiful comforting place. Love the dining area wall color, same as my bedroom walls, with matching curtains of course. Maintenance a bit steep but at least they’re not asking for way more than what it last sold for. I believe will get under Asking, yet close to it. Anywho…A+
